how long does the design process take?

Client satisfaction is our ultimate goal. We want our clients to feel engaged in the process and excited every step of the way. To ensure this happens, we developed a very thorough process from the point of engagement to the point of move in. There are multiple factors that affect the overall design schedule, including: client response time, property survey procurement, septic/soil testing if required, client needs/wants list generation, client stylistic preferences, number of design iterations, size and scope of the project, contractor selection, etc. If everything is running smoothly, we can typically move efficiently through the design process in 3 to 6 months. Construction time will depend on the contractor’s capacity and schedule, permitting and inspections, property and site factors, and the complexity, size and scope of the build. A typical custom-built residence can take 12 to 16 months, while a straightforward addition or renovation can take 4 to 6 months.

do you do interior design as well?

Yes. Good design is holistically considered. We work through the design process from macro to micro scales, which concludes with a great deal of thinking about the finishes, fixtures, and cabinetry. We also have a great deal of respect for professionals whose training and focus can make them an asset to the overall design. So if a client has a specific interior designer they wish to engage, we are more than happy to collaborate for the benefit of the project.

what are your fees?

Like schedule, the cost of professional design services will vary greatly depending on a multitude of factors. With more than 70 years of combined training and professional experience, and a thorough, vetted, design process, we offer a value to our clientele that cannot be matched by drafting services or “home design” companies. While most dedicated residential design firms will only work on an hourly basis, we have expanded our fee structure to include fixed fee as well as square-footage based pricing options. Though there is a basic amount of scope that we must complete to provide a well-considered design, we can tailor our process to work with a client’s budget.

what about spec house design?

We are more than happy to discuss developing designs for builders or developers of speculative properties. There is a minimum amount of scope that we will complete to ensure the design is well-considered. To do this, we treat spec home designs as if they were custom, but we limit the technical documentation to only what is needed by the builder.
